The short answer

For builders, the septic permit is what gates the building permit, and in Georgia it comes with a twelve month expiration and a mandatory county inspection before backfill. We file in both states, coordinate the soil evaluation, and time permits against the build sequence so they neither expire early nor arrive late. We are Tier 3 in South Carolina, so a lot that fails a conventional soil evaluation does not become a stalled lot.

The two things that cost builders the most time here

    The twelve month Georgia clock

    Georgia construction permits are valid twelve months. South Carolina gives you five years. On a phased development in Columbia County, permits pulled at the start of a two year build will expire before the houses exist. This is the single most common avoidable delay we see.

    Backfilling before the county inspects

    Georgia requires a County Board of Health inspection before the system is covered, without exception. It happens, and uncovering a finished system is a bad day for everyone. It goes in the schedule.

Can you handle permits for a whole subdivision?
Yes, with permits managed per lot and one point of contact for you. Talk to us early, because permitting is almost always the long pole in the schedule rather than the installation itself.
How far in advance should we pull the septic permit?
In South Carolina, early is fine, you have five years. In Georgia, time it, because the permit expires at twelve months. That difference is the single biggest scheduling trap in this market.
What happens if a lot fails the soil evaluation?
It needs an engineered design rather than a conventional field. We hold the Tier 3 license required to install those in South Carolina, so it becomes a design change rather than a dead lot.
Do you offer volume pricing?

Can you work to our inspection windows?
Yes. In South Carolina, being Tier 3 means we can self-inspect our own installations, which removes a scheduling dependency entirely. In Georgia the county inspection is fixed and we book it into the plan.
