The bedroom count question
It comes off the original permit, not from the seller memory. We pull the record as part of the inspection. If the house has more bedrooms than the permit, better you know at listing than at closing.
The last service date
Georgia asks for it. Almost nobody has it. We provide a written record with date and volume on every pump-out, which becomes the answer for the next sale.
Inspections that were not inspections
If the inspector did not open the tank, nothing meaningful was inspected. A visual walkover of the yard tells you almost nothing about the system.
Turnaround
A report that lands after the contingency deadline is worth nothing to you. Give us the closing date when you book and we schedule to it.
Findings you can negotiate with
A written report that says what failed and what it costs to fix turns a deal-killer into a line item. Take our repair quote elsewhere if you want, we would rather the deal closed.
VA and FHA volume
Fort Eisenhower means a lot of VA financed purchases in Columbia and Richmond counties. Lender expectations around onsite wastewater and well separation come up constantly here.
